General conditions
These general conditions apply to the rental and reservation of the Paddenhoek vacation home.
- Books
- The renter will receive a rental confirmation by e-mail.
- Upon reservation, an advance payment of 50% of the rent is required.
This amount is listed on the rental confirmation and should be transferred to account BE11 3630 8898 8648 in the name of Christa Heremans.
Upon receipt of the payment, the reservation is final.
By making the reservation, these general conditions become effective. - The balance of the rent + deposit must be received no later than 4 weeks before the start of the rental period.
For this you will receive a reminder email.
If the payment is not received, this will be seen as a cancellation of the property by the tenant and the cancellation conditions of Article 3 will apply.
The landlord then has the right to offer the property for rent again. - When booking within 4 weeks before the start of the rental period, the total rent + deposit must be paid immediately.
- Tenant is of age at time of reservation.
- For the preparation of the beds, we ask you to communicate the composition of the party
when booking. - When booking within 4 weeks before the start of the rental period, the total

- Rental costs
- The rent refers to the rental of the house as listed on the website.
The rent includes.
bed and bath linen, final cleaning, wireless internet and normal consumption of water, electricity and gas. - Excessive consumption may be charged at the rates in effect at the time.
In the event of exceptional increases in energy prices, the landlord may still charge a surcharge for energy consumption.
This surcharge, if applicable, will be communicated before the start of the stay. - The tenant will reduce energy consumption by closing windows and doors when the heating is on, and not wasting water or electricity.
When leaving the property, the house must be returned in a clean condition (tidy and broom clean).
The used household equipment (oven, stove, BBQ, …) must be cleaned. - Deposit: the vacation home and its surroundings must be used with care and in accordance with the destination.
To this end, we require a mandatory deposit of € 250 for the stay.
This deposit will be refunded after deduction of any damage/ extra consumption within 2 weeks after the rental period.
If the damage exceeds the amount of the deposit, then the tenant is obliged to make an additional payment within a week after notification.
- The rent refers to the rental of the house as listed on the website.
- Cancellation Policy
- The renter can cancel free of charge via email or the contact page, within a 5-day reflection period after reservation.
- In case of cancellation by the tenant, the following charges apply:
- For cancellation until the 30th day before the day of arrival: 50% of the rental price.
- For cancellation from the 30th day to the day of arrival or later: the full rental price.
- If the stay cannot go ahead due to measures imposed by the Belgian government or another government agency, the cancellation conditions are also in force.
We therefore advise you to take out travel and/or cancellation insurance so that, if circumstances or force majeure force you to cancel your vacation or have to cut it short, you can recover your money.
Please check with your insurance agent in good time for adequate insurance coverage. - A change or cancellation by the renter must be communicated by e-mail or via the contact page, stating name and rental period.
- Landlord cancellation:
- If circumstances force the landlord to cancel the stay, the tenant will be notified immediately and the rental agreement will expire.
In this case, the landlord will refund the amount already paid by the tenant within 48 hours of the stated notification to the tenant.
In this case, the tenant has no more or other right than to reclaim the sums already paid and therefore expressly waives any further rights. - The landlord reserves the right to proceed with the cancellation of the rental agreement in case of inaccuracy of the personal data provided.
- If circumstances force the landlord to cancel the stay, the tenant will be notified immediately and the rental agreement will expire.
- General rules
- Rental periods:
- Weekend: from Friday 5 p.m. to Sunday 11 a.m.
- Midweek: from Monday 5 p.m. to Friday 11 a.m.
- Week during school vacations: From Sunday 5 p.m. to Sunday 11 a.m.
- Week off school vacations: From Sunday 5 p.m. to Sunday 11 a.m.
- No pets are allowed.
- Smoking is prohibited in the vacation home.
- The cottage is not rented for parties or other excessive drinking.
- In case of booking under false pretences, the deposit/guarantee will be withheld and the tenant will be denied access to the vacation home/ denied the vacation home.
- In case of fire, leave the building as soon as possible and notify the fire department (call 112) and the owner.
In case of a small fire, you can first make 1 extinguishing attempt yourself with the fire extinguishers provided there. - A guest should be in possession of a cell phone so that emergency services can be notified.
- It is not allowed to occupy the property with more than the stated maximum number of persons (6 persons).
Additional tents, caravans or motor homes are also not allowed.
Children less than 2 years old are not counted as full persons, but must be mentioned in advance. - Garbage should be properly sorted in the bins provided.
- Rental periods:
- Liability
- The tenant undertakes to treat the rented property with due diligence.
In case of nuisance and/or damage to the house or inventory, or non-compliance with the house rules, you run the risk of having to leave the vacation home. - As landlord, we have no liability for theft, loss or damage of or to property or persons of any kind during or as a result of a stay in our vacation home.
- As a landlord, we are not liable for service failures or defects in services provided by third parties.
- The lessee is liable for all loss and/or damage to the rented accommodation and/or other property of the lessor occurring during its use by you and/or other users, whether due to acts or omissions of yourself and/or third parties who are in the house with your permission.
- All damages must be reported to the landlord prior to the tenant’s departure.
- The tenant undertakes to treat the rented property with due diligence.
- Complaints
- Complaints regarding inventory and (existing) damage or defects should be reported immediately at 0032 0494986100 or by email at [email protected], so that the landlord has the opportunity to resolve the complaint. If afterwards it appears that the tenant did not report the fault or imperfection, he loses the right to any refund.
- Other
- The rental agreement is governed by Belgian law.
